GPS cordinates: 48˚ 6’ 26” N 20˚ 47’ 7” E History: The site was built to be the distribution centre of the old state owned pharmacy company. Therefor most of the existing buildings were used for storage. The present owner bought the site from Béres Befektetési Zrt. in 2006. Since than the rented buildings had been renovated. The vacant buildings are under normal level of maintenance. Location: The site is located at the border of the downtown of Miskolc. Almost all of the public service offices are in walking distance (Tax Office, Court, Mehr’s Office, Police, Fire Brigade, Land Office, High schools, „Plaza” shopping mall and the walking street of the town). In the neighbourhood there is the Tax Office, the office of the Association of the Blinds, and some residental building. Opposite the site we can find some more residental, a nice park and the famous Church built only of wood. The site is one of the last biggest undeveloped premisses. From these building „B” and „E” can be demolished. Based on the zoning rules of the town, the site can be built in (for commercial, office, residentiel, etc. activities). At the moment one office building is completely rented out. We can offer two buildings (sizes: 800 m² each) to be rented. Building “B” is a one floor building, while building “C” is a basement + groundfloor + 2 floors building. The buildings can be used for warehouse or office activities. The direct motorway link is only a few minutes far. The county hospital, the police trainee high school, the workshops of Bosch Kft., the vegetable market, the airport and the customs duty site are in the close neighbourhood of the building. We offer offices and retail spaces to rent between 16 and 150 m² base size. Parking is free for our tenants and their customers. Photos Only in a 1 km distance from Miskolc, we obtained 21 ha size land for further developments at the village of Szirmabesenyő. The site is by road 26 towards the direction of Bánréve (bordertown of Hungary by the Hungarian-Slovakian border). The plan of the investor is a) to build warehouses, or other type of buildings to let or b) to sell plots. Zoning regulations:
The site excludes any utility at the moment. Collecting the building permits of the individual services is in progress. All utility junctions are nearby the site.
